Home Ownership Process:

1. CONSULT AN EXPERT

The path to home ownership can be scary. There are many steps and hurdles we will have to go through. You want someone to be in your corner to help you navigate this process. I am that person.

You may start your search online with properties.  However, homes may look far different in person than they do online. We will walk through options together and see what will work for you, your budget and your family.

2. ENTER INTO AN AGENCY AGREEMENT

This can be daunting, I am asking you to marry me before we even date. Agency allows me to be your consultant, to advise you on the process and help you avoid those common pitfalls that can damage you in the long term. This will also allow me to do everything in my power to help you achieve your dream of home ownership.

 

5. SUBMIT AND NEGOTIATE THE OFFER

You found your home! Now we need to work to get it for you. We most likely will go back and forth negotiations with the other agent and seller. Don't worry, we will work together to come up with a strategy and we will do everything possible to get you the house for the price. Once it is agreed upon, you will need the earnest money agreed upon. This gets held in an escrow account and will go towards your down payment. 

 

3. GET PRE-APPROVED FOR MORTGAGE OR CASH VERIFICATION

You can get this from any bank or mortgage broker. However, not all loan options are the same and not all mortgage brokers are the same. If you desire, I can get you in touch with a tried and true broker who loves nothing more than making sure you are taken care of. 

6. Motgage Application to Lender

You are under contract. Now we need to get the formal application to your lender.  They will ask for paperwork. It may seem a little overwhelming, but that is why your Lender, myself and you work together to make sure you understand why we need everything and make sure you can get the loan and the house. 

7. HOME INSPECTIONS

We now want to ensure all systems in the home are functioning properly. You can choose your own inspectors if you would like, or I have several that will do a great job for you. Depending on the age, area and construction on the home, we can choose which inspections I can help guide you to what inspections make sense in your situation. This is a cost you will have to pay up front.

8. REQUEST REPAIRS AND ENSURE COMPLETION

This is another time for negotiation.  Depending on the situation we can ask the seller to repair certain items that came up in the inspections. They have the option to say yes, no or that they will complete a few. They may also have the option on giving money toward the closing for certain items that they will not complete.

We will need to order the appraisal.  This ensures the mortgage company that they are loaning you money according to the value of the home. We will need to order it shortly after, because we have time frames we need to meet. I will be able to give you all those time frames and keep us on track throughout the transaction. 

 

12. CLOSING WITH THE ATTORNEY

We need to get you homeowners insurance before we close on the house.  This will most likely be another payment we will need to make before the closing of the home. I have people to recommend if you do not have an insurance agent. 

 

We have an opportunity to see the house before we close. This allows us to make sure the repairs are complete, and the house is in good order before we close. 

We will go to an attorney to complete the final step. You will need an ID, your additional closing costs or down payment. You should leave the office with your new home!
